Planning the project

Think in milestones when planning a new home.

A target move date is useful. A view of the decisions and milestones behind it is more useful. Ask the people responsible for the work to explain what has happened, what comes next, and what remains uncertain.

Name the starting point

A completed home, an active construction project, and an idea for a future build are at different stages. Begin by asking which stage applies and what evidence confirms it. Do not compare a general marketing timeline with a current, project-specific schedule as if they were the same.

Map the decisions before construction

For a planned build, discuss the sequence of property decisions, design and specifications, professional work, financing, and applicable approvals. The appropriate order depends on the project and the providers involved. Identify the decisions that need your attention and the information needed to make them.

Ask who owns each milestone

Ask the builder to explain how progress is tracked and which events depend on outside providers or authorities. Find out who communicates updates and what happens when a date changes. The goal is a shared understanding of the process, not a guarantee that uncertainty disappears.

Keep your own dependencies visible

A move may involve a current home, temporary housing, travel, school or work arrangements, and delivery of belongings. Make a list of the decisions tied to the target date. Discuss flexibility before committing to arrangements that are difficult to change.

Reconfirm as the project moves

Use the current schedule rather than an old conversation to plan the next action. Ask which dates are targets, which events are complete, and which questions remain open. Near completion, discuss the provider’s process for inspections, documentation, closing or handover, and follow-up.

Your conversation checklist

  • Current project stage confirmed
  • Next milestones explained by the responsible provider
  • Your selections and decisions identified
  • Update contact and cadence understood
  • Personal move dependencies discussed
  • Target dates distinguished from completed milestones

Use this guide to prepare questions. Confirm project-specific legal, financial, technical, and approval details with the relevant professionals.
